On top of this, you’ll usually have to charge your guests for cleaning, which can range from 35 to 70 euros depending on the size of your property, or even more if it’s a large one.
The market average is 20%.
- Monthly subscription for storage of a spare key in the agency. 10 euros per month. The cost is considerably lower, but we’re not really talking about a concierge service as such.
Finally, if you don’t want to do your research to find a concierge in your city, the Airbnb platform offers this service.

Is it possible to find cheaper service providers?
Yes, it is possible to find concierge services offering lower rates than those mentioned above , at around 8 – 10% of sales.
However, it’s important to bear in mind that service providers offering very low rates are not always the most qualified.
You can find them by searching online. They will be concierges who will manage your property remotely, and may not be aware of the pricing policy in your town or of certain local events that boost demand and generate higher rates.
Typically, the concierge will handle your Airbnb listing and communication with your travelers.
They’ll give you a list of service providers (cleaning staff, electricians, plumbers, etc.) to contact, and it’s up to you to manage them.
Admittedly, a substantial saving is made, but we’re a long way (in our opinion) from the main idea, which was to totally delegate your short-term rental.

Generally speaking, when you start seasonal rental, you buy a property with a loan.
Despite substantial sales, we soon realize that cash flow (net profit) is no longer as lucrative as we had imagined, as it is attributed to heavy expenses that can be avoided.
In fact, when you start out, it’s compulsory to be listed online on platforms such as Airbnb, Booking etc., with commissions ranging from 15 to 17% of sales.
Add to that the 20% concierge fee, and over 35% of your sales are gone.
It will make management easier for you, while saving you a commission of up to 500 to 1500 euros in high season! In fact, some villas rented by the week can generate up to 8,000 euros a month in revenue.
To save this 20%, we suggest you use a channel manager.
